Frequently asked questions
Some of the questions we're asked most often by buyers, home movers and landlords.
How does mortgage advice work and what will it cost?
We explain our fee structure clearly at the outset, before any work begins, so you know exactly what to expect. There's no charge for an initial conversation about your circumstances.
How long does a mortgage application usually take?
This varies by lender and by how complex your circumstances are, so we're careful not to promise a specific timeframe. We keep you updated throughout so you always know where things stand.
Can you help if I am self employed?
Yes, we regularly work with self employed applicants and understand which lenders tend to take a more practical view of variable income. We'll talk you through what documents you're likely to need.
Do you only work with certain lenders?
No, we search a wide range of lenders rather than being restricted to a small panel. Our recommendations are based on what suits your circumstances, not what suits us.
What is the difference between a fixed and a variable rate mortgage?
A fixed rate keeps your monthly payment the same for an agreed period, while a variable rate can move up or down. We talk through which approach might suit your circumstances, without pushing one option over another.
What happens if I fall behind on my mortgage repayments?
It's important to speak to your lender and to us as early as possible if you're worried about keeping up with payments. Your home may be repossessed if you do not keep up repayments on your mortgage.
Can you help landlords as well as people buying a home to live in?
Yes, we advise landlords with a single rental property as well as those building a larger portfolio. Buy to let lending works differently to residential lending, so we explain the distinction clearly.
When should I start speaking to an adviser?
As early as possible, ideally before you start viewing properties or as soon as your current deal is coming to an end. Starting early gives you time to prepare and reduces the chance of a rushed decision.
